We photograph and advertise your property for you. We then invite applicants to apply through our website, where we can the fully vet, reference and credit check each applicant. We then liaise with you regarding the applicants and help you choose a suitable Tenant.

Finding people online is easy, but finding a good Tenant isnβt always a simple task. We will explain more of what we do in the next section, but the main reasons for using a Tenant Find service are:
β οΈ Minimise Risk:
Depending on your circumstances, taking on a bad Tenant can be extremely stressful and add significant financial pressure. If you rely on the regular payment of Rent and want to minimise the risk of further costs through Damage or Eviction, then correctly vetting , referencing and credit checking are essential to ensure you minimise the risk to yourself. Also, if you hold any Rent Insurance it is very likely that upon claiming, the broker will request proof of a comprehensive vetting process.
β³ Save Time:
The process can seem simple enough but absorb a lot of time once you factor in the creation of listings across various platforms, communication with candidates, viewings, requesting and checking of documents, referencing, guarantor checks and credit checks.

This is the creation of the advert, describing the property, its features and selling points. This can be targeted towards a preferred type of candidate.

We will advertise the property across various locations online.
π±Handle all Candidate Communications
We will deal with all incoming responses and gather initial details from each candidate regarding their circumstances.
β Shortlist
We will create a shortlist of the candidates based on your requirements.
π Conduct Virtual and In-Person Viewings

π Vetting
Perform full Referencing of the preferred candidate and liaise with you as to the suitability and risk of the candidate (and subsequent candidates if the first choice fails vetting)

The Inventory is an essential document which provides a written record of the fixtures, fittings and contents, describing their condition and that of the property generally, before the beginning of each new tenancy.

Use of a Tenancy Deposit Scheme is mandatory in Scotland. This means that your Tenants Deposit must be held by one of the approved Schemes and, where there is any dispute over the deposit, the Scheme will act as adjudicators of the process.
It is important to remember that the Tenancy Deposit Schemes consider the deposit to belong wholly to the Tenant, and so the burden of proof lies with the Landlord to prove π that they are entitled to claim against that Deposit.
This burden of proof must be well evidenced to be accepted by the Scheme, and without a detailed Inventory it can be difficult to evidence that any Damage was actually the fault of your Tenant, leaving you out of pocket.

Every Inventory will include:
